Investments
Value-Add
Value-Add strategy focuses on acquiring existing cash flowing assets that have a repositioning upside. These assets have an existing low occupancy and require major capital improvements. LLREG will reposition the asset by accomplishing capital improvements and improving operations which allow for solid returns. LLREG’s Value-Add strategy generally provides 6% to 8% cash-on-cash returns with an expected IRR of 15%+.
Opportunistic Strategy
Opportunistic strategy provides the highest risk adjusted returns. These projects include investment in ground-up development. Cash flow for these assets typically do not begin until the assets are stabilized or when the asset is sold. The Opportunistic strategy expected return is 20%+ IRR.
